The planning system in England and Wales

The planning system has a significant impact on the way in which we live, work and interact with the physical environment. Development Plan documents provide the statutory framework for terrestrial spatial planning under the Planning and Compulsory Purchase Act, 2004. Planning policy within these documents provides an indication of both current and future development around the Seven Estuary.

In England and Wales, there are separate but parallel systems that require planning bodies to create integrated policies for the development and use of land. In England this takes the form of Local Development Frameworks (LDFs) and in Wales LPAs are required to prepare a Local Development Plan (LDP).
